When Should You Patch

Poorly maintained asphalt and untreated cracks can form into large potholes and broken up pavement that is unsightly, dangerous, and beyond regular repair. When this happens, your only options are patching the affected area or re-paving the lot. These are typically the most expensive asphalt repairs. 

Patching is the process of pouring new asphalt into the affected area and tamping it down to be level with the surface. Unfortunately, this is not a long-term fix because the asphalt patch doesn't stick to the old asphalt very well. People often find themselves having to re-patch a pothole within 1-2 years of the initial repair. 

Mastic Sealant

Mastic Sealant is a relatively new option for pothole repair and is a more permanent solution than regular asphalt patching. Mastic sealant is an aggregate-filled, polymer modified asphalt binder with engineered aggregate. It bonds to the existing asphalt very well and provides a much more durable, flexible, traffic-resistant repair that can last up to 5 years. 

Mastic Sealant is more costly than regular patching but we highly recommend it for it's strength and longevity.

As with all jobs, we personally come and consult you on your property. It's only when we look at the lot in person that we can evaluate the best treatment plan. 

As far as patching, we are advising all of our bigger, commercial customers to go with the Mastic Sealant because it's a much better product for repairing potholes and torn up asphalt.
