What Is Sealcoating?

Sealcoating is the application of "sealcoat" onto a driveway or parking lot to protect the asphalt from deterioration. Sealcoating can more than DOUBLE the life of your asphalt at a fraction of the cost it takes to re-pave poorly maintained pavement. 

Sealcoat is a liquid mixture of coal tar, pitch emulsion, silica sand and other additives that restores the crude oils back into the pavement and slows down the aging process. Once dry, the sealcoat provides a layer of protection against water, rain, ice, Sun damage, oxidation, leaking car fluids, chemical spills, temperature change and other elements that seek to destroy your asphalt. Our Process

We custom-blend our sealer for each job to ensure long-lasting protection on your residential or commercial pavement. This sealcoat is applied using a pressurized spray-tank to provide a strong, even coat of sealer that dries beautifully and looks great, unlike jobs done by hand that leave DIY brush strokes and squeegee marks. 

What To Expect:

First, we come out and survey your property and estimate the work needed. Upon acceptance of our proposal, we work with you to schedule a time to complete the work.

For sealcoating driveways and parking lots, the first thing we do is clean the asphalt from all sand, dirt, debris, weeds and shrubbery to ensure a proper coat is applied. If there are any cracks that need to be filled, we then fill those with either a cold-pour or hot-pour crack sealant to prevent any further water damage.

Then, we apply either one full coat, or two coats, of sealer depending on your property needs. Most jobs need 12-24 hours to cure and dry so we recommend staying off the pavement for at least a day.
